Bradley attorney David Pratt was quoted in Law360 Real Estate Authority on notable Texas development projects to watch for in 2025. One of these development projects is the I-30 & I-35 deck parks, which are expected to spark a wave of adjacent development.
“These parks are aiming to reconnect areas that were historically divided by this highway, such as the downtown historic district, the Cedars area, the Dallas farmers market. And the plan is to create new community spaces to spur economic development and enhance pedestrian connectivity,” Pratt said.
Developers saw almost immediate success when they used the same concept to create Klyde Warren Park more than a decade ago, so they are recreating it on I-30 and a section of I-35. The projects are in varying stages of planning and funding.
“[At Klyde Warren] there are restaurants, they have concerts, outdoor yoga, food trucks, and it's created this vibrancy so now all the land values of the properties that are adjoining that deck park, it’s like oceanfront property because it's worth so much more than it used to be,” Pratt explained.
“You’ve seen extensive redevelopment of the buildings and brand-new high-rise towers, and that's created massive taxable value increases,” Pratt added.
