Bradley attorney Stephanie Friese was quoted in Commercial Observer discussing the challenges developers face when converting old landmarks into new uses. Because many of these properties are historically protected and subject to strict local and federal regulations, the redevelopment process can be slow and complex.

When dealing with historic or landmarked buildings, developers can’t simply do whatever they want. “The government may have so many master plans or zoning overlays that it doesn’t matter what a developer wants to do,” Friese said.

She added, “Ultimately, they’re going to have to work with the government to figure out how we can conform this to what the community wants, and the government wants things to look like. So that public-private partnership becomes important.”

Friese noted that developers often must work closely with government officials and the community to ensure their vision aligns with public goals. She emphasized that teamwork, patience, flexibility, and collaboration are key to a project’s success.
