Daniel Box is a senior attorney in Bradley’s Real Estate practice group. His practice focuses on zoning and entitlements.
Daniel represents developers and landowners in their pursuit to entitle property for development, from due diligence prior to acquisition to rezoning, site plan design, and permitting in preparation for construction. His practice further includes pursuing variances and specific use permits. In addition, Daniel negotiates economic incentives for projects, including tax abatements and Chapter 380 economic development agreements. His experience also extends to platting and subdivisions, affordable housing requirements, annexation and disannexation of land from cities, Chapter 245 vested rights claims, and securing easements and infrastructure to development sites.
As part of the rezoning process, Daniel regularly presents and promotes projects to elected officials, boards, and local community groups and is known for his oral advocacy skills in public settings.
Daniel has successfully rezoned property for large-scale development in some of the country’s biggest cities, including Dallas, Fort Worth, and Chicago, and has advised clients and lenders on zoning matters across the entire state of Texas. His experience extends to a wide variety of development types, which includes data centers, industrial warehouses, multifamily, and mixed-use projects.
He often advises clients regarding new municipal or state land use regulations, such as the recently adopted Texas Senate Bill 840 (also known as SB 840) and regarding the reactions of cities to such regulations.
