Weslen Lakins is an associate in Bradley’s Real Estate Practice Group. His practice focuses on representing lender-side clients in healthcare real estate finance, including HUD-insured and other healthcare and long-term care financing transactions, with an emphasis on loans insured under HUD’s LEAN program for skilled nursing facilities, assisted living and memory care communities, independent living, and other senior housing and post-acute care assets.

Working closely with national and regional banks, agency lenders, and other capital providers, Weslen assists in all stages of HUD-insured healthcare transactions, including reviewing and coordinating title, survey, and zoning due diligence; evaluating licensure and regulatory considerations; analyzing HUD programmatic requirements; and drafting, negotiating, and revising HUD loan documents and related real estate and finance documentation. He helps guide lenders through the complexities of HUD’s LEAN Handbook and closing process, with a practical focus on triaging issues, keeping transactions on schedule, and getting complex, multi-facility and portfolio deals to closing efficiently while managing risk.

In addition to his HUD-insured work, Weslen advises clients on traditional commercial real estate and finance matters, including acquisitions and dispositions, leasing, and non-traditional collateral-secured lending. His experience includes assisting with credit facilities, bridge-to-HUD and other agency lending, mortgage loans, and related collateral and security documentation. His also counsels clients on contract negotiation, risk allocation, and project documentation, which informs his practical approach to deal structuring and risk management for lender clients.

Finally, as a Certified Information Privacy Professional (CIPP/US), Weslen also has experience with cybersecurity, data privacy, and information governance issues that intersect with healthcare, financial services, and real estate operations. He has helped clients navigate privacy compliance, data security policies, and incident response planning, bringing a complementary risk-management perspective to his real estate finance and healthcare lending practice.
